When you plan a new office, one of the first decisions is how to buy the project. You can hire a designer, a civil contractor, an MEP contractor and furniture vendors separately — or appoint one design & build partner to deliver everything. Both models work, but they suit different companies.

The traditional model: separate vendors

In the traditional approach, a designer prepares drawings, you tender the work, and several contractors execute their own packages. It gives you full control over each choice, but it also means you or your team must coordinate everyone — and when something goes wrong, it isn’t always clear who is responsible.

When separate vendors can make sense
