Choosing an Office in Noida: Sector 62, Sector 18 or the Expressway? An Interior Designer’s View

Noida has grown into one of Delhi NCR’s busiest office markets, with everything from IT parks to high-street commercial towers and large corporate campuses. Before you sign a lease, it helps to look at each space the way an interior designer would — because the building you choose shapes your fit-out cost, timeline and the experience your team gets every day.

Noida’s main office hubs at a glance

Sector 62 and around

A long-established IT and institutional hub with IT parks and commercial towers, connected by the Blue Line metro. Much of the stock here is older, so check the condition of ceilings, air-conditioning and electrical carefully — a “ready” office may still need upgrades before your team can move in comfortably.

Sector 18 and central Noida

The commercial heart of the city, with retail, banking and small to mid-size offices close to the Sector 18 metro station. It suits client-facing teams well. Floor plates tend to be smaller, so smart space planning, storage and multi-use meeting rooms make a big difference.

The Noida–Greater Noida Expressway

Home to newer Grade-A towers and large corporate campuses along the Aqua Line metro. Floor plates are bigger and are often handed over as bare or warm shell. That means great design freedom — but plan for a larger fit-out budget and a longer timeline.

What to check before you sign

  • Shell condition: bare shell, warm shell or fully fitted — and exactly what the landlord provides.
  • Floor plate and column grid: deep floors need more careful lighting and HVAC planning; awkward column grids reduce usable seats.
  • Clear ceiling height: enough room for ducts, sprinklers and a false ceiling without the space feeling low.
  • Power and backup: sanctioned electrical load and DG backup for your equipment.
  • HVAC: central, VRF or split — and who maintains it.
  • Building fit-out rules: permitted working hours, material movement, approvals and security deposits.
  • Natural light and orientation: good for wellbeing, and important if you follow Vaastu.
  • Pantry, washrooms, parking and access for your team and visitors.
